What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant due to the Tenant's failure to provide a copy of his insurance policy as required by a previous LTB order. The Landlord also alleged the Tenant breached the previous order by contacting the municipality, but this ground was not pursued.

The ruling

The Tenant breached the previous LTB order by not providing a copy of his insurance policy to the Landlord. However, the breach was not serious enough to warrant terminating the tenancy. A conditional order was issued requiring the Tenant to provide the Landlord with a copy of his insurance policy annually by April 11th, or the Landlord may apply to terminate the tenancy.
