What happened

The Tenant filed three applications alleging that the Landlords entered the unit illegally, substantially interfered with his reasonable enjoyment, and harassed or threatened him. The tenancy was described as highly acrimonious, involving numerous invalid notices of entry, unprofessional conduct by the Landlord (including mocking behavior), and a failure by the Landlord to respond to serious harassment and assaults directed at the Tenant by other residents in the complex.

The ruling

The Landlords were found to have committed multiple serious breaches of the Act, including illegal entry, personal harassment, and failure to protect the Tenant from dangerous neighbors. The Landlords were ordered to pay the Tenant $9,450.00, consisting of rent abatement for various incidents and the reimbursement of the filing fee. Additionally, due to a blatant disregard for the Act, the Landlords were ordered to pay a $5,000.00 administrative fine to the Board.
