What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant due to the Tenant's refusal to allow the Landlord to enter the rental unit to conduct a mandatory Electrical System Safety Assessment (ESSA) inspection required for the rental license. The Tenant made accusations against the Landlord but provided no evidence to support them.

The ruling

The Landlord's application to terminate the tenancy and evict the Tenant was granted. The tenancy will terminate on May 12, 2025, and the Tenant must pay the Landlord $186 for the application filing fee. If the Tenant does not vacate by the termination date, the Landlord can file the order with the Sheriff to enforce the eviction. The eviction was postponed until May 12, 2025 to allow the Tenant, who relies on ODSP, additional time to find alternative housing.
