What happened

The Landlord applied to terminate the tenancy and evict the Tenants due to persistent late payment of rent. An N8 notice was served on October 10, 2025, detailing lateness over the preceding 12 months. The Tenants did not attend the hearing. Evidence showed that since the notice, the Tenants made only a partial payment for October 2025 and no payments for the following three months.

The ruling

The tenancy is terminated effective January 23, 2026, due to persistent late payment of rent. The Tenants are ordered to move out by this date. If they fail to vacate, the Landlord may enforce the eviction through the Sheriff's office starting January 24, 2026.
