What happened

The landlords applied to terminate the tenancy and evict the tenants due to substantial interference with the landlords' reasonable enjoyment or lawful rights, wilful or negligent damage to the premises, and serious impairment of safety. The landlords also sought compensation for the damage caused by the tenants.

The ruling

The tenancy is terminated effective October 2, 2023. The tenants must vacate the rental unit by that date. The landlords are ordered to pay the tenants $1,477.72, which is the amount of the rent deposit and interest, minus the $500 in compensation for damage awarded to the landlords.
