What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant for non-payment of rent. The Tenant had fallen into significant arrears, having not paid rent for several months. At the hearing, the Tenant admitted to the amount owing, citing a period of being off work, though his Ontario Works benefits had recently been reinstated. The Landlord offered to waive all arrears if the Tenant agreed to move out, but the Tenant refused, citing difficulties in moving due to his children and a pet.
The ruling
The tenancy is terminated effective July 31, 2025. The Tenant may void the eviction by paying $4,386.00 on or before July 31, 2025. If the Tenant fails to pay or move out, the Landlord can file with the Sheriff for eviction starting August 1, 2025. The Tenant is also ordered to pay $3,893.09 for arrears to the hearing date plus filing costs, and daily compensation of $23.01 until the unit is vacated.
