What happened

The plaintiffs (tenants) sued the defendants (landlords) for breach of contract after being evicted from a farm property they had been allowed to live on rent-free for 10 years in exchange for maintaining the property and assisting with farming operations. The defendants terminated the agreement after about 10 months, citing a verbal altercation between the plaintiff and the defendant's son.

The ruling

The court ruled in favor of the plaintiffs (tenants), finding that the defendant (landlord) breached the contract by terminating it without justification. The plaintiffs were awarded damages of $121,284.33, calculated based on the remaining rent-free period they were deprived of, minus half the cost of a garage built on the property. The court dismissed the claim for punitive damages.
