What happened

The Landlord applied to terminate the tenancy because they required the rental unit for the residential occupation of their daughter for at least one year. The Tenant did not challenge the Landlord's good faith but sought relief from eviction due to the difficulty of finding alternative housing during a housing crisis in Sudbury.

The ruling

The tenancy is terminated effective August 31, 2025. The Landlord's daughter's genuine need for the unit was established. However, due to the Tenant's difficulty in finding alternative housing in Sudbury, the Board granted discretionary relief by extending the move-out date from the originally requested time to August 31, 2025. If the Tenant fails to vacate by this date, the Landlord may enforce the eviction through the Sheriff starting September 1, 2025.
