What happened

The Landlord applied for termination of tenancy and eviction because the Tenant failed to pay rent. The Landlord served a valid N4 notice which the Tenant did not void by paying arrears. The Tenant did not attend the hearing despite being properly served. As of the hearing date, the Tenant remained in possession of the unit with significant rent arrears accumulated since January 2025.

The ruling

The tenancy is terminated effective September 14, 2025, unless the Tenant pays $11,686.00 to void the order. If the Tenant does not pay and fails to move out, the Landlord can enforce eviction through the Sheriff starting September 15, 2025. The Tenant is ordered to pay $6,853.87 representing arrears to the hearing date and filing costs, minus the rent deposit and interest.
