What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant had failed to pay rent since September 2024, resulting in substantial arrears. Despite being served with an N4 notice and attempts by the Landlord to establish a repayment plan, the Tenant did not remedy the arrears or attend the hearing.
The ruling
The tenancy is terminated effective September 5, 2025. The Tenant must pay $9,601.24 to the Landlord for rent arrears and filing fees (after deducting the rent deposit and interest). If the Tenant does not pay by September 5, 2025, they must move out, and the Landlord may enforce the eviction through the Sheriff. The Tenant can void the eviction by paying the total arrears of $11,046.00 by August 31, 2025, or $11,951.00 by September 5, 2025.
