What happened

The landlord applied for an order to terminate the tenancy and evict the tenant due to the tenant's failure to meet a condition specified in a previous order issued on July 6, 2022. The tenant failed to pay $500 towards rent arrears by January 31, 2023 and failed to pay the full lawful rent by February 1, 2023 as required by the previous order.

The ruling

The tenancy is terminated effective May 7, 2023. The tenant must pay the landlord $15,007.27 (less any payments made after the application was filed on February 21, 2023) and $61.22 per day for compensation for use of the unit starting April 27, 2023 until the tenant moves out. If the tenant does not pay the full amount by May 7, 2023, the tenant will owe interest at 6% annually on the outstanding balance.
