What happened

The Landlord applied to terminate the tenancy and evict the Tenant due to substantial rent arrears. The Tenant attempted to raise maintenance issues during the hearing; however, the Board refused to hear these claims because the Tenant had failed to comply with a prior interim order requiring the payment of ongoing rent. The Tenant admitted to being unemployed and having insufficient income to cover the arrears or ongoing rent.

The ruling

The tenancy is terminated effective June 30, 2025, unless the Tenant voids the order by paying $29,601.26. If the Tenant does not pay and fails to move out, the Landlord can enforce the eviction starting July 1, 2025. The Tenant is ordered to pay $24,512.80 representing arrears up to the hearing date plus filing fees, adjusted for the rent deposit and interest.
