What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid N4 Notice, which the Tenant did not void by paying the arrears. The Tenant was still in possession of the rental unit at the time of the hearing.
The ruling
The tenancy is terminated unless the Tenant pays the outstanding balance of $3,013.36 by April 30, 2023, $4,548.30 by May 31, 2023, or $6,083.24 by June 30, 2023. If the Tenant does not void the order, the Tenant must move out by June 30, 2023 and pay the Landlord $626.32 plus daily compensation of $50.46 from April 14, 2023 until the move-out date.
