What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to significant rent arrears. The Tenant failed to attend the hearing despite being properly served. The Landlord provided evidence that a valid N4 notice was served and that the Tenant had not paid the arrears or made any payments since the application was filed.
The ruling
The tenancy is terminated unless the Tenant pays $9,636.00 by April 28, 2025, to void the order. If the Tenant fails to pay or vacate, the Landlord may enforce the eviction through the Sheriff on or after April 29, 2025. The Tenant is also ordered to pay the Landlord $7,655.41 in arrears and fees (after deposit credits) plus daily compensation of $29.59.
