What happened

Landlord applied for an order to terminate the tenancy and evict the Tenants due to non-payment of rent. The Landlord served a valid N4 Notice, which the Tenants did not void by paying the arrears. The Tenants were still in possession of the rental unit at the time of the hearing.

The ruling

The tenancy is terminated unless the Tenant pays $3,922.75 by July 31, 2024 to void the order. If the Tenant does not void the order, the Tenant must move out by July 31, 2024 and pay the Landlord $912.51, plus daily compensation of $44.81 from June 25, 2024 until the move-out date. If the Tenant does not pay the full amount by July 31, 2024, the Landlord may file the order with the Sheriff to enforce the eviction.
