What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. During the hearing, the parties reached a consent agreement regarding the termination of the tenancy, subject to the Tenant's right to void the eviction by paying the outstanding arrears and costs by specified deadlines.
The ruling
The tenancy is terminated effective August 31, 2025. However, the Tenant can void this order by paying $5,626.08 by July 31, 2025, or $7,645.14 by August 31, 2025. If the Tenant fails to pay and does not vacate, the Landlord may enforce the eviction through the Sheriff on or after September 1, 2025. If the tenancy ends, the Tenant is ordered to pay the Landlord $2,440.22, representing arrears and filing fees after deducting the rent deposit and interest.
