What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to persistent late payment of rent. The Landlord served a valid N8 notice of termination, and the Tenants failed to pay the rent on time since January 2019.

The ruling

The tenancy is terminated effective May 14, 2023. The Tenant must move out by this date. If the unit is not vacated by May 14, 2023, the Landlord may file the order with the Court Enforcement Office (Sheriff) for enforcement. The Tenant must pay the Landlord $9,973.91, which includes compensation for use of the unit, the application fee, less the rent deposit and interest owed on the deposit. If the Tenant does not pay the full amount by May 14, 2023, they will owe interest at 5% annually on the outstanding balance.
