What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to non-payment of rent and for causing undue damage to the rental unit. The Tenants applied for an order determining the Landlord illegally entered the rental unit, harassed, obstructed, coerced, threatened or interfered with the Tenant, and failed to meet the Landlord's maintenance obligations.
The ruling
The Landlord's L2 application is dismissed. The Landlord shall pay the Tenants $10,000 as a lump sum abatement for the maintenance issues. The Landlord is ordered to hire professionals to address the mould, ventilation, caulking, and appliance issues in the rental unit. The Landlord shall pay $500 in Board costs.
