What happened

The Landlord applied to terminate the tenancy and evict the Tenant due to persistent late payment of rent. An N8 notice was served alleging 8 late payments between February 2024 and January 2025. The Tenant did not attend the hearing. Evidence showed that since the notice, the Tenant only partially paid February 2025 rent and paid no rent from March 2025 to the hearing date.

The ruling

The tenancy is terminated effective June 28, 2025, due to persistent late rent payments. The Tenant is ordered to vacate by this date and pay the Landlord $186.00 for the application filing fee. If the Tenant fails to vacate, the Landlord may enforce the eviction through the Sheriff starting June 29, 2025.
