What happened

Tenants applied for an order determining that the Landlord failed to meet the Landlord's maintenance obligations under the Residential Tenancies Act, 2006 or failed to comply with health, safety, housing or maintenance standards. The issues included leaks in the ceiling, mold and broken exhaust fan, and a hole in the driveway.

The ruling

The Landlord shall pay the Tenants $653.02, which includes a rent abatement of $605.02 for the period of December 15, 2022 to December 7, 2023 due to the hole in the driveway, and $48.00 for the cost of filing the application. If the Landlord does not pay the full amount by April 18, 2025, the Landlord will owe interest at 5% annually on the outstanding balance.
