What happened

The Landlords applied for an order to terminate the tenancy and evict the Tenants due to significant rent arrears. The Tenants had failed to void a previous N4 notice. During the hearing, a request to change a tenant's name was denied due to lack of legal evidence. The Tenants indicated they were in the process of moving out.

The ruling

The tenancy is terminated effective October 13, 2025. The Tenants are ordered to pay $10,896.92 to the Landlords for rent arrears and the application fee. The Tenants can void the eviction by paying $13,155.00 by October 13, 2025. Daily compensation of $42.74 is required for each day the Tenants remain in the unit after September 8, 2025.
