What happened

The Landlords applied for an order to terminate the tenancy and evict the Tenant due to substantial rent arrears. The Landlords served an N4 notice, which the Tenant failed to void. The Tenant did not attend the hearing, and evidence showed no payments had been made since the application was filed.

The ruling

The tenancy is terminated effective August 16, 2025, unless the Tenant voids the order by paying $8,236.00 (which includes August rent). If the Tenant does not void the order, they must vacate by August 16, 2025, and pay the Landlords $6,279.50 plus daily compensation of $63.45 until they move out.
