What happened
The Tenant filed a T6 application against the Landlord for failure to meet maintenance obligations under the RTA. The issues raised included a damaged outdoor railing and stairs, heating problems, issues with electricity, aging carpet, disrepair of the fridge and stove, and mold. The Tenant acknowledged the one-year limitation period for claims. Both parties attended the hearing.
The ruling
The Landlord is ordered to pay the Tenant a total of $545.00, which consists of a $497.00 rent abatement for the failure to maintain the stairs and carpet, plus the $48.00 application fee. The payment is due by May 5, 2025. If the Landlord fails to pay, the Tenant is permitted to deduct the full amount from their June 2025 rent.
