What happened
Tenants applied for an order determining that the Landlord gave a notice of termination in bad faith. The Landlord served an N12 notice claiming they required possession of the rental unit for their own residential occupation, but the unit was sold shortly after the Tenants vacated.
The ruling
The Landlord must pay the Tenant $15,586 for the difference in rent the Tenant incurred for 12 months and for moving/out-of-pocket expenses, as the Landlord served the N12 notice in bad faith.
