What happened

The Landlord applied to terminate the tenancy and evict the Tenant due to significant rent arrears. The Tenant requested an adjournment to seek legal counsel, which was denied because he had already had sufficient time to do so. The Tenant also cited financial hardship due to a recent divorce and requested a delay in eviction to find new housing. The ruling

The tenancy is terminated effective October 25, 2025, unless the Tenant voids the order by paying $18,123.50 (which includes arrears to October 31 and the filing fee). If the Tenant does not pay, he must move out by October 25, 2025. The Landlord is granted an order for $14,515.00 plus daily compensation of $84.25. Eviction enforcement by the Sheriff is postponed until November 1, 2025, to allow the Tenant time for a housing search.
