What happened
The landlord applied to terminate the tenancy and evict the tenant due to the tenant's actions that seriously impaired the safety of others in the residential complex, including tampering with the smoke detector, setting a fire, and threatening the safety of the landlord's daughter.
The ruling
The tenancy is terminated effective April 3, 2023. The tenant must vacate the unit by that date. If the unit is not vacated, the landlord may file the order with the Sheriff for enforcement starting April 4, 2023. The tenant must pay the landlord $372.33 for use of the unit from February 6 to March 20, 2023, less the rent deposit and interest owed. The tenant must also pay $29.59 per day for use of the unit from March 21, 2023 until the date the tenant moves out, as well as the $186 application fee.
