What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to persistent late payment of rent. The Landlord served a valid N8 notice on March 31, 2022, alleging the Tenants paid rent late 14 times out of the last 19 months. The Tenants did not attend the hearing.
The ruling
The tenancy is terminated effective May 20, 2023. The Tenants must pay the Landlord $30,145.23, which includes compensation for use of the unit from June 1, 2022 to April 18, 2023, and the cost of filing the application. If the Tenants do not pay the full amount by May 20, 2023, they will owe interest at 6% annually on the outstanding balance.
