What happened
The Landlord applied to terminate the tenancy and evict the Tenant for non-payment of rent. The Landlord testified that the Tenant's failure to pay has caused her to fall behind on mortgage and property tax payments. The Tenant admitted to the arrears, citing job loss in April 2024 and inconsistent work hours since December 2024 as the reason for the inability to pay. The Member determined that while the Tenant requested time to find a new home, the high amount of arrears necessitated a prompt termination date to avoid further prejudice to the Landlord.
The ruling
The tenancy is terminated effective September 30, 2025. The Tenant is ordered to pay $14,590.96 to the Landlord for rent arrears and the filing fee. To void the eviction, the Tenant must pay $16,286.00 on or before September 30, 2025. If the unit is not vacated, the Landlord may enforce the eviction starting October 1, 2025.
