What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to persistent late payment of rent. The Landlord served the Tenant with an N8 notice of termination on January 20, 2022 for late rent payments over 10 consecutive months. However, the Tenant has paid the rent in full and on time since the N8 notice was served.

The ruling

The tenancy shall continue if the Tenant pays the rent in full and on time for a period of 12 consecutive months starting May 1, 2023. The Tenant shall pay the Landlord $186 for the cost of filing the application.
