The ruling

The tenant shall pay the landlord $711.00, which includes $525.00 for rent arrears up to April 30, 2023, and $186.00 for the application fee. The tenant shall pay this amount in installments by August 31, 2023. The tenant shall also pay the full rent on or before the first of each month from April 2023 to August 2023 or until the arrears are paid, whichever is sooner. If the tenant fails to make any of the required payments, the landlord may apply for an order terminating the tenancy and evicting the tenant, or may ask the LTB to reopen the application.
