What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to substantial rent arrears. The Tenant failed to pay the rent and did not attend the hearing despite being properly served. The rent arrears had grown significantly since the application was filed, as no payments were made in the interim.

The ruling

The tenancy is terminated effective August 22, 2025. The Tenant is ordered to pay $6,482.27 to the Landlord for rent arrears up to the hearing date and the filing fee, after deducting the rent deposit and interest. To void the eviction and continue the tenancy, the Tenant must pay $7,776.00 on or before August 22, 2025.
