What happened

The Landlord applied to terminate the tenancy because the rental unit is a superintendent's unit and the Tenant's employment as a superintendent had ended. The Tenant was transferred to this unit in January 2024. Following the termination of employment on May 27, 2024, the Landlord granted an extension until June 30, 2024, for the Tenant to vacate as a gesture of goodwill. However, the Tenant remained in the unit beyond that date without paying rent or compensation.

The ruling

The LTB ordered the termination of the tenancy effective October 3, 2025. The Tenant is ordered to pay $15,989.52 to the Landlord for compensation for the use of the unit and the application filing fee. Additionally, the Tenant must pay daily compensation of $55.86 until they vacate the unit. If the Tenant does not move out, the Landlord may enforce the eviction through the Sheriff starting October 4, 2025.
