What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant was absent from the hearing. The Member found that the Tenant failed to pay the arrears after receiving an N4 notice. It was noted the Tenant resides in the unit under a youth housing support initiative and has been a tenant since 2017. A delay in the eviction date was granted until July 31, 2025, to allow the Tenant time to provide income documents which might reduce the arrears.
The ruling
The tenancy is terminated effective July 31, 2025. The Tenant may void the order by paying $1,766.00 to the Landlord or LTB in trust by July 31, 2025. If the Tenant does not pay or vacate, the Landlord may enforce the eviction through the Sheriff on or after August 1, 2025. The Tenant is ordered to pay $1,413.96 if the tenancy is terminated, plus daily compensation of $16.44 until they move out.
