What happened
The Landlord, a social services board, applied to terminate the tenancy and evict the Tenant for non-payment of rent. The Tenant did not attend the hearing despite being properly served. The Landlord's agent testified that they had tried to contact the Tenant, who was reportedly unhappy that the Landlord was not helping pay her rent arrears as they had in the past through a homelessness prevention fund. The hearing proceeded based solely on the Landlord's evidence.
The ruling
The tenancy is terminated unless the Tenant pays the Landlord $2,982.50 by May 20, 2025. If payment is not made, the Tenant must vacate by that date. If the tenancy is terminated, the Tenant is ordered to pay the Landlord $1,761.65 for arrears up to the hearing date and the application fee, plus a daily compensation of $48.03 for each day they occupy the unit after May 5, 2025. The Landlord may file for enforcement with the Sheriff if the Tenant fails to comply.
