What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid N4 Notice, which the Tenant did not void by paying the arrears.

The ruling

The tenancy will be terminated on September 1, 2023 if the Tenant does not pay $11,416 by August 31, 2023 or $12,416 by September 1, 2023 to void the order. If the Tenant does not void the order, they must pay $10,007.84 to the Landlord and vacate the unit by September 1, 2023.
