What happened

The Landlord, a charitable foundation, applied to evict the Tenant for non-payment of rent. The Tenant attended the hearing and explained her financial difficulties, including job loss in May 2024, the cessation of social assistance in November 2024, and her current reliance on minimal income from Uber Eats and OSAP payments. The Tenant requested a 30-day postponement of the eviction to find new housing, but the Landlord opposed it. The Board denied the Tenant's request for relief.

The ruling

The tenancy is terminated unless the Tenant voids the order by paying the Landlord $9,006.00 by April 30, 2025, or $10,476.00 by May 11, 2025. If the order is not voided, the Tenant must move out by May 11, 2025. The Tenant is also ordered to pay the Landlord $6,391.42 for rent arrears up to the hearing date and the application fee, less the rent deposit. Additionally, a daily compensation of $48.33 is owed from April 8, 2025, until the Tenant vacates.
