What happened
The Tenant filed an application due to the Landlord's failure to address numerous significant maintenance issues over several years. These issues included improperly repaired doors, mold, basement damage from flooding, recurring sewage backups, a faulty furnace drain, intermittent electrical problems, and missing window screens. The Landlord did not attend the scheduled hearing, which proceeded based on the Tenant's uncontested evidence.
The ruling
The Landlord is found in breach of their maintenance obligations and is ordered to pay the Tenant a rent abatement of $3,486.45. The Landlord must also complete a list of specific repairs by August 30, 2025. If the repairs are not completed on time, the Tenant is authorized to deduct $91.53 from her monthly rent until the work is done. The Landlord is also prohibited from increasing the rent until all ordered repairs are completed.
