What happened

Tenant applied for an order determining that the Landlord gave a notice of termination in bad faith. The Landlord served an N12 notice stating that her son was moving in, but the Tenant did not vacate the rental unit. The tenancy was eventually terminated effective December 31, 2021, but the Landlord's son did not move in and the unit was re-rented in June 2022.
