What happened

Landlord applied for an order requiring the Tenant to pay the rent that the Tenant owes. The Tenant argued that the Landlord failed to mitigate his losses as required under the Act.

The ruling

The Tenant shall pay the Landlord $3,001, which includes rent arrears for July 2021 and the application filing costs, less the $600 credit for the illegal vetting fee and key deposit. If the Tenant does not pay by November 26, 2023, they will owe interest at 7% annually on the outstanding balance.
