What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to substantial rent arrears. The Tenant failed to appear at the hearing. The total arrears exceeded the Landlord and Tenant Board's monetary jurisdiction, but the Landlord elected to proceed within the Board's $50,000 limit. The Tenant had not made any payments since the application was filed.
The ruling
The tenancy is terminated effective December 2, 2025. The Tenant is ordered to pay $50,186.00 to the Landlord, which is the maximum amount within the Board's jurisdiction including the filing fee and after accounting for the rent deposit and interest. To void the eviction and continue the tenancy, the Tenant must pay the full arrears of $71,789.00 by November 30, 2025, or $74,789.00 by December 2, 2025.
