What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant for non-payment of rent. The Tenant failed to appear at the hearing. The Landlord provided evidence that a valid N4 notice was served and that arrears had increased substantially since the application was filed, despite a partial payment made by the Tenant.

The ruling

The tenancy is terminated effective August 19, 2025. The Tenant may void the order by paying $9,336.00 to the Landlord or LTB by August 19, 2025. If not voided, the Tenant must vacate by August 19, 2025, and pay the Landlord $8,082.60 plus daily compensation of $49.32 until they move out. If the Tenant does not vacate, the Sheriff is directed to enforce the eviction on or after August 20, 2025.
