What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to the Landlord's good faith requirement of the rental unit for the purpose of residential occupation for at least one year.

The ruling

The Landlord has proven on a balance of probabilities the grounds for termination of the tenancy. The tenancy shall be terminated effective February 28, 2025. If the unit is not vacated by that date, the Landlord may file the order with the Sheriff for enforcement. The Landlord shall provide the Tenant with one month's rent compensation by November 30, 2024. The Tenant shall pay the Landlord $36.53 per day for each day the Tenant remains in the unit after the termination date.
