What happened
The Tenant filed a motion to set aside an eviction order that was originally issued based on an N11 agreement to terminate the tenancy. The Tenant alleged that the Landlord's Agent coerced him into signing the agreement under duress. The Board investigated whether the signature on the termination agreement was obtained through intimidation and improper pressure.
The ruling
The Tenant's motion to set aside the eviction order is granted. The Board found that the Landlord's Agent coerced the Tenant into signing an N11 termination agreement through physical intimidation and by weaponizing a call to the police regarding the Tenant's children. Consequently, the previous order issued on September 24, 2025, is set aside and cannot be enforced.
