What happened

The Landlord applied for an order against a former tenant for rent arrears, unpaid utility costs, and compensation for damages. The Tenant had vacated the unit without notice in July 2024. The Landlord utilized a process server to locate and serve the Tenant after he reportedly moved 'out west'. At the hearing, the Landlord sought rent up to August 2024 and significant compensation for various property damages. While the LTB found in favor of the Landlord regarding rent and utilities, the damage claims were largely dismissed due to a lack of evidence or being classified as normal wear and tear.

The ruling

The Former Tenant is ordered to pay the Landlord a total of $2,180.42 by November 11, 2025. This amount includes $1,530.00 in rent arrears and $650.42 for unpaid utility costs. The Landlord's claims for property damages totaling over $6,000 were dismissed for lack of proof and for including items considered normal maintenance.
