What happened
The Landlords applied to terminate the tenancy due to non-payment of rent and persistent late payments. The Tenant raised several maintenance issues as a defense and requested rent abatements. A former co-tenant was removed from the application as she had vacated before the notices were served.
The ruling
The tenancy is terminated unless the Tenant pays $12,586.00 by May 24, 2025, to void the order. If the order is voided, the Tenant must pay rent on time for one year (June 2025 - May 2026). If the order is not voided, the Tenant must move out by May 24, 2025, and pay the Landlords $3,387.84. The Landlords are also ordered to repair a fence and inspect eavestroughs, with a rent deduction penalty if they fail to do so.
