What happened
Landlord applied to terminate the tenancy and evict the Tenant due to non-payment of rent. The Landlord also applied to terminate the tenancy based on an agreement to end the tenancy (N11 Agreement) that the Tenant signed but did not vacate the unit by the agreed upon date.
The ruling
The tenancy is terminated effective August 25, 2023 unless the Tenant pays the full amount owing by that date. If the Tenant does not pay, the Tenant must vacate the unit by August 25, 2023 and the Landlord can file the order with the Sheriff to enforce the eviction. The Tenant is ordered to pay $10,422.96 to the Landlord, which includes rent arrears and the application filing fee, minus the rent deposit and interest.
