What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent and persistent late payment of rent. The Landlord served valid N4 and N8 notices, but the Tenants did not void the notices by paying the arrears. The Tenants were not present at the hearing.

The ruling

The tenancy is terminated unless the Tenants pay $14,739 by May 13, 2024 to void the order. If the Tenants do not pay, they must vacate the unit by May 13, 2024 and pay the Landlord $12,876 plus daily compensation of $43.50 from April 19, 2024 until they move out. If the unit is not vacated by May 13, 2024, the Landlord can file the order with the Sheriff to enforce the eviction.
