What happened

The Tenant filed a T2 application alleging the Landlord failed to provide a rent receipt for February 2025 after multiple requests. The Tenant's agent argued that a six-day delay in receiving the receipt constituted substantial interference with the Tenant's reasonable enjoyment. The Landlord initially believed that e-transfer records served as receipts but provided a formal PDF receipt once the request was clarified. The Landlord also sought costs, claiming the application was frivolous and based on overly technical grounds.

The ruling

The Tenant's application for an order determining that the Landlord collected or retained money illegally (via failure to provide a receipt) is dismissed. The Board found that a six-day turnaround for a rent receipt request is reasonable and does not constitute substantial interference with the tenant's rights. No costs were awarded to either party.
