What happened

The Landlord applied for the termination of the tenancy and eviction of the Tenant due to significant rent arrears. The Tenant, a student, disputed the service of the N4 notice and the total amount of arrears claimed, stating that her parents were responsible for the rent payments. However, the Tenant failed to provide evidence of payments even after the hearing was recessed to allow her time to collect documentation.

The ruling

The tenancy is terminated effective July 13, 2025, unless the Tenant voids the order by paying $18,063.50. If the Tenant fails to void the order and move out, the Landlord is granted an order for $12,459.36 (accounting for the rent deposit) plus $62.30 per day for continued occupancy starting June 3, 2025.
