What happened
Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears.
The ruling
The Tenant shall pay the Landlord $5,107.90 for rent arrears and costs in installments by April 15, 2024. The Tenant shall also pay new rent on time and in full until the arrears are paid. If the Tenant fails to make any one of the payments, the outstanding balance shall become immediately due and the Landlord may apply for an order terminating the tenancy and evicting the Tenant.
